Court Haw is a family home, located in Woodmansterne, Surrey. The brief was to create a more useable ground and first floor layout, better suited to modern day family living.
This has been achieved through the reconfiguration of the existing space at ground and first floor, as well as the addition of a new part single storey and part 2 storey extension which maximises the views to the rear garden and the adjoining landscape.
The environmental brief was very important to the clients, who were also keen to improve the performance of the existing property. The new extension and existing property were assessed using the Passivhaus Planning Package (PHPP), to inform the design of the extension and choice of improvements to the existing building fabric. The improvements include External Wall Insulation with a brick slip finish, loft insulation, and triple glazed windows. Other measures also include Mechanical Ventilation Heat Recovery (MVHR) and PV panels.
The new extension creates the open plan kitchen/diner/living space requested by the clients at ground floor, with the addition of a scullery, utility room and shower room. The extension at first floor creates a master bedroom with walk in wardrobe and ensuite and office space open to the landing.
Extensive discussions were held with council prior and during the planning submission as the property is in a green belt area. The council were keen that the brick finish was maintained to the front of the property, but a timber finish was acceptable to the rear of the extension as this was sympathetic to the natural landscape. As the property was in the green belt the size of the extension needed to be carefully considered and the existing garage needed to be demolished to allow for the footprint of the extension.
