Intermediate air test completed at our Passivhaus barn conversion
We completed an intermediate air leakage test at our School Farm project last week. Air tightness is a key principle of Passivhaus, and an air change rate, (ACH) of 0.6 @ 50 pascals, (Pa) or less is required. For comparisons, a new building needs to achieve around 10 ACH to comply with building regulations. For the test, a fan is rigged up in one of the doors and air blown into/sucked out of the building at different speeds to measure the leakage rate. The result of our test was 0.28 ACH/hr, so well within the Passivhaus requirements, a credit to the workmanship on site. We are now one step closer to certification, but still need to test again when the building is finished.
Two projects start on site
Its been a busy end of 2017 with two projects starting on site. A two storey extension and loft conversion to an end of terrace property in Honor oak, with Quis Home Improvements and a single storey rear extension and whole house refurbishment to a Victorian property in Nunhead with SRS construction.
Both should be finished midway through 2018.
Another project finishes on site
Earlier this month work was completed on an extension and refurbishment project in Dulwich.
The building work was completed by James McGilvray of London Extension and Loft Conversion, who we have now done a number of projects with.
James's father, Scott made all the new double glazed sash windows and some bespoke internal joinery items with his company of Rooflight Joinery .
Sedum roof fitting on our project in Kingston
Last weekend we joined the builder and client at our retrofit and extension project in Kingston to fit the sedum roof together.
We used the S-pod modular green system. The innovative system incorporates all the sedum roof layers into an easy to install module that are clipped together as they are laid.
Fitting the roof together was a lovely way to conclude the project. Some more photos and information on the project can be found here.
Sadly, after 5 years Emma is leaving Taylor Kay
Emma is leaving Taylor Kay Architecture at the end of December to escape to the countryside and be closer to family in the South West of England.
Emma and Ruairi have had a wonderful experience working together at Taylor Kay and completed some great projects, though unfortunately the time has now come for this partnership to come to an end.
Ruairi will continue as the sole director of Taylor Kay, serving new and existing clients.
Work starts on an EnerPHit refurb and extension project
Work has started on other project of ours with VA Build. The property is located in the Wilson Grove Conservation area in Bermondsey.
As well as an extension to the rear and side of the property the existing house will be refurbished. The retrofit of the existing house has been designed to meet the EnerPHit Passivhaus refurbishment standard. The works include; new insulated floor slab, cavity and internal wall insulation, roof insulation, triple glazed windows and a whole house ventilation system with heat recovery. Planning approval granted for a two storey extension in Surrey
Planning approval has been granted by the borough of Reigate and Banstead this month for a part single part two storey extension. The property is located in the green belt and extensive pre planning discussions took place to ensure approval.
As well as the extensions a whole house retrofit is planned to the existing building bringing the building performance to the EnerPHit Passivhaus refurbishment standard. Work will helpfully be starting on site in the new year.
Work starts on retrofit and extension in Kingston
Work started in May on the extension and refurbishment of a 1930s property in Kingston. The work comprises demolishing an existing garage to make way for a new side and rear extension containing a studio/workshop, large open plan kitchen dining, separate utility room and downstairs shower room. The thermal performance of the existing property will also be improved with external wall insulation, replacement double glazed window throughout, underfloor insulation, draught proofing and a ventilation upgrade.
